Pineapple Plantation / Coastal Joe Vacation Rentals Rental Policies Guest Rental Agreement General Information This Vacation Rental Agreement is for the Lease and Rent of The Pineapple Plantation, on Cape San Blas, Florida (hereinafter referred to as Property) made and entered this day of , 20 by and between Coastal Joe Vacation Rentals (hereinafter referred to as Manager), as Agent for the Owner of the Property, and Your Name Here (hereinafter referred to as Guest). Rental Period The Scheduled Date of Arrival for Guest is (hereinafter referred to as Arrival Date). The Scheduled Date of Departure for Guest is (hereinafter referred to as Departure Date). This Agreement must be signed and returned within ten (10) days of making the Reservation. In consideration of the mutual covenants and conditions herein, Coastal Joe Vacation Rentals, solely on behalf of the Owner, does hereby lease and rent to the Guest the Property named herein on the following Terms and Conditions, in addition to the confirmation provisions set forth herein. Hours of Operation Monday Sunday: Holidays : We’re Closed on some National Holidays. For Emergencies, call 1(800) 581-2910. Rental Requirements 1. Age Requirements No rental will be made to vacationing students or singles under the age of Twenty Five (25) unless accompanied by a parent or guardian at all times. Any reservation made under false pretenses will be subject to forfeiture of advance payment, deposit, and/or rental money. Violators will be evicted. 2. Maximum Occupancy The maximum number of guests per unit is based on the individual unit’s ability to comfortably and safely accommodate our guests. Occupancy limits are in accordance with rules of the State Fire Marshall's Office. No exceptions will be made. Sleeping limits shown as (for instance), "accommodates 6-8," indicates the maximum occupancy. 3. Acceptable Methods of Payment Acceptable forms of payments are: Cash, Personal Check, Cashier’s Check, Traveler’s Check, Money Order, Visa, MasterCard, Discover, or American Express. Checks are paid to the order of Coastal Joe Vacation Rentals. NOTE: All cash deposits and/or advance payments will be placed in an interest-bearing account to the benefit of Coastal Joe Vacation Rentals. Reservations & Reservation Requirements 1. Placing Reservations Reservations may be placed either online at any time, or taken by phone during hours of operation. Advanced Reservations: Reservations are accepted up to one year in advance. Reservation dates will be confirmed; however, we cannot guarantee rates or unit assignment. Weekly Reservations / Minimum Stay Requirements: All seasonal rentals require a minimum advance reservation of seven days (7). Weekly reservations run Saturday-to-Saturday or Sunday-to-Sunday depending on the vacation rental unit. If you require a shorter stay, please ask for availability and rate. Monthly Reservations: Reservations of three months (3), or longer, will given priority during the winter season. Cancellations/Changes must be made one-hundred twenty days (120) to scheduled Arrival Date. 2. Reservation Deposit / Advance Payment An initial minimum payment (Advance Payment) of Fifty Percent (50.0%) is required when the reservation is made either online or over the telephone with a credit card. If the payment is made by check or money order, then Coastal Joe Vacation Rentals must receive this payment within Ten Days (10) of making the reservation, or the reservation shall be automatically cancelled. 3. CSA Travel Protection Insurance (Optional) Optional Guest Travel Protection Insurance is available at a cost of Six and One-Half Percent (6.5%) of your total reservation balance and provides coverage to protect guests from a wide array of unexpected events such as unpredictable weather, a medical or family emergency. Guests are encouraged to give consideration to the purchase of this optional insurance, as there are circumstances that can cause guests to cancel or interrupt their reservation stay, forfeiting any non-refundable pre-payments made for their trip. By purchasing this optional coverage, guests can insure all prepaid and non-refundable arrangements booked. An insurance information pamphlet will accompany your Short Term Property Rental Agreement. Please review this information carefully. If you are declining optional Guest Cancellation Insurance coverage, you must clearly indicate that you are declining coverage by initialing where indicated on your Agreement and returning the Agreement to confirm your reservation terms. If you choose not to purchase this coverage, the Cancellation Policy will prevail, and no automatic refunds will be given. In the event of a mandatory evacuation order issued in association with a hurricane warning, refunds will only be made to those guests who purchased the optional Guest Travel Protection Insurance coverage. ** CSA Travel Protection Insurance (Optional)
4. Reservation Confirmation All reservations will receive a confirmation letter within 24-hours, via e-mail, or within seven days (7) via regular mail. The confirmation letter will contain:
5. Final Payment The remaining balance (Full Payment) must be received in full by Coastal Joe Vacation Rentals Thirty Days (30) prior to your scheduled Arrival Date. 6. Cancellation Coastal Joe Vacation Rentals has collaborated with CSA Travel Protection to offer insurance to protect this investment. CSA Travel Protection Insurance may be purchased voluntarily at Guest's expense and may protect against unforeseen weather events, involuntary unemployment, family sickness or death, trip interruption, identity theft, or other special circumstances. All refund processing is administered by CSA Travel Protection. Further information is available upon request. If you should have to cancel your reservation or reschedule, contact our office immediately via e-mail or telephone. A minimum fee of $100.00 plus tax will be charged if you cancel your reservation. Reservation deposits will not be refunded on cancellations made after ten days (10) of making the reservation unless the unit is re-rented for the same price and time period. If the property is not re-rented for the canceled period, the entire advance rental payment will be forfeited. If the property is re-rented, your advance payment (less a $100.00 cancellation fee plus tax) will be refunded upon receipt of advance payment from the new guest. Transfer of reservations, whether to the same property for different dates or to a different rental property, will be treated as a cancellation and charged the $100.00 plus tax. Cancellation or early departure due to inclement weather does not warrant any refund of rent or deposit. Arrival / Departure 1. Check-In / Check-Out Times Check-In: Check-In is after Check-Out: Check-Out is Late Arrivals: Guests arriving after hours should contact us prior to arrival at 1(800) 581-2910 to make alternative arrangements for Check-In. 2. Security Deposit A Security Deposit of $250.00 will be collected 30 days prior to check-in. All homes are inventoried and inspected before and after occupancy. The security deposit will be refunded within fifteen days (15) of departure and inspection of the home. Property must be left in same condition as upon arrival. Any damage beyond normal wear and tear such as: trash removal, extraordinary cleaning requirements, arranging furniture back to original position incurred to Property during the duration of this lease may be charged to the security deposit. Breach If a Guest or any member of their party violates any terms or conditions of this Agreement, including the Terms and Conditions attached hereto, Coastal Joe Vacation Rentals may terminate this Agreement, and Guest shall be subject to eviction and shall be subject to forfeiture of total payments for any days remaining under lease term. Any security deposit will be handled in accordance with Paragraph 3 above. Waiver of Liability for Swimming Pools The Guest will assume all responsibility for their party for the risk of using the private or community pools and agrees to waive any claim whatsoever against Owner or Coastal Joe Vacation Rentals for accidents or claims arising from use of private or community pools. Access to Property Upon reasonable notice, Coastal Joe Vacation Rentals agents or employees will have the right to enter the Property at reasonable hours and times to confirm compliance by Guest with the provisions of this lease that Guest is required to perform, to inspect the premises, to make such repairs or alterations, as Coastal Joe Vacation Rentals considers proper. Entire Agreement This Agreement contains the entire agreement of the parties and there are no representations, inducement or other provisions other than those expressed in writing as contained herein. Either Coastal Joe Vacation Rentals or Guest whether oral, implied, or inferred has made no representations, agreements, undertakings, or promises unless expressly stated herein. The parties agree to waive trail by jury in any action between them arising out of or in any way connected with this lease or Guest’s use or occupancy of the premises. This is a Vacation Rental Agreement and your signature on this Agreement, or payment of money or taking possession of the Property after receipt of the Agreement, is evidence of your acceptance of the Agreement and your intent to use this Property for a Vacation Rental. I have read this entire Agreement and agree that I am responsible for all of the above rules. I agree to be responsible for all damages caused by my party. Coastal Joe Vacation Rentals has my express permission to authorize my credit card or personal check for a security deposit in the amount of $250.00. I understand that, should it be necessary, this authorization will be utilized by Coastal Joe Vacation Rentals to charge me for any damages, missing items, any extraordinary cleaning to the unit and any charges arising from any violation of the vacation rental ordinance by myself or anyone in my party.
